1. Geltungsbereich
Diese Bedingungen gelten für Direktbuchungen über unsere Website (la-mairena.com). Für Buchungen über Airbnb oder Booking.com gelten die jeweiligen Portal-Bedingungen.
2. Zahlungsbedingungen
- Anzahlung: Bei Abschluss der Buchung wird eine Anzahlung in Höhe von 25 % des Gesamtmietpreises fällig. Die Zahlung erfolgt per Überweisung oder PayPal.
- Restzahlung: Die verbleibenden 75 % des Mietpreises sind bis spätestens 14 Tage vor dem Anreisedatum zu leisten.
- Kurzfristige Buchungen: Bei Buchungen, die weniger als 14 Tage vor dem Anreisedatum erfolgen, ist der Gesamtbetrag (100 %) sofort fällig.
- Langzeitaufenthalte (ab 28 Tage): Stromkosten werden separat nach Verbrauch abgerechnet.
3. Stornierungsbedingungen
Sollten Sie Ihren Aufenthalt absagen müssen, gelten folgende Stornogebühren:
- Bis 14 Tage vor Anreise: Vollständige Rückerstattung (abzgl. Bearbeitungsgebühr 25€).
- 7 bis 14 Tage vor Anreise: 50 % des Gesamtreisepreises werden berechnet.
- Ab 7 Tage vor Anreise oder bei Nichtanreise: 100 % des Gesamtreisepreises fällig.
4. Nicht erstattungsfähige Option
Gäste können bei der Buchung eine vergünstigte, nicht erstattungsfähige Rate wählen (10% Rabatt). Bei Stornierung wird die volle Auszahlung an den Gastgeber geleistet.
5. Kaution
Es wird keine separate Kaution erhoben. Bei Schäden an der Unterkunft behalten wir uns vor, den Gast direkt in Rechnung zu stellen.
6. Check-in / Check-out
- Check-in: Ab 16:00 Uhr (kontaktloser Self-Check-in per Schlüsselbox)
- Check-out: Bis spätestens 10:00 Uhr
- Late Check-out: Auf Anfrage möglich (je nach Folgebuchung)
7. Hausordnung
Mit der Buchung akzeptiert der Gast die Hausregeln:
- Maximal 4 Gäste
- Nicht rauchen (nur auf der Terrasse)
- Keine Haustiere
- Keine Partys oder Veranstaltungen
- Ruhezeiten ab 22:00 Uhr
- Pool: 09:00–21:00 Uhr, Kinder nur mit Erwachsenen, keine Haftung der Eigentümer und Community bei Fehlverhalten
8. Haftung
Die Eigentümergemeinschaft und der Gastgeber übernehmen keine Haftung für Unfälle im Poolbereich oder auf dem Gelände. Benutzung auf eigene Gefahr.
9. Einverständniserklärung
Mit dem Abschluss der Buchung bestätigt der Gast, diese Bedingungen gelesen zu haben und vollumfänglich zu akzeptieren.
1. Scope
These terms apply to direct bookings via our website (la-mairena.com). For bookings via Airbnb or Booking.com, the respective portal policies apply.
2. Payment Terms
- Deposit: Upon completion of the booking, a deposit of 25% of the total rental price is due. Payment is made via bank transfer or PayPal.
- Remaining balance: The remaining 75% of the rental price must be paid no later than 14 days before the arrival date.
- Short-notice bookings: For bookings made less than 14 days before the arrival date, the full amount (100%) is due immediately.
- Long-term stays (28+ days): Electricity costs are charged separately based on actual consumption.
3. Cancellation Policy
Should you need to cancel your stay, the following cancellation fees apply:
- Up to 14 days before arrival: Full refund (minus processing fee of 25€).
- 7 to 14 days before arrival: 50% of the total rental price will be charged.
- Less than 7 days before arrival or no-show: 100% of the total rental price is due.
4. Non-Refundable Option
Guests may choose a discounted non-refundable rate (10% discount) at the time of booking. In case of cancellation, the full payout is retained by the host.
5. Security Deposit
No separate security deposit is required. In case of damage to the property, we reserve the right to invoice the guest directly.
6. Check-in / Check-out
- Check-in: From 4:00 PM (contactless self-check-in via lockbox)
- Check-out: By 10:00 AM at the latest
- Late check-out: Available upon request (subject to availability)
7. House Rules
By completing the booking, the guest accepts the following house rules:
- Maximum 4 guests
- No smoking (terrace only)
- No pets
- No parties or events
- Quiet hours from 10:00 PM
- Pool: 09:00–21:00, children only with adult supervision, no liability of owners and community for misconduct
8. Liability
The owners' community and the host assume no liability for accidents in the pool area or on the premises. Use at own risk.
9. Acceptance
By completing the booking, the guest confirms having read and fully accepted these terms and conditions.
